The Custom Home Building Process

STEP 1: Home Vision & Lot Selection

  • To get the process started, you will meet with our team to discuss your home vision and budget.

  • If land is needed, our in-house realty team will send along available lots within your preferred build location(s).

  • Once your lot is on hold, we will work together with you and our architect partner to make your design ideas and home plan align.          

STEP 2: Bidding, Revisions, and Contract Signing

  • Once your plan is ready, we will send it out to our trusted industry partners for the bidding process.

  • Once bids come back, we will meet to do a full review of the proposal, allowing full transparency of the cost breakdown and estimated time frame of the build.

  • Once final plan revisions are complete, contract signing will take place and our team will pull the necessary building permits. 

STEP 3: Personalized Design Process & Client Portal

  • You will now meet with one of our designers in the in-office design studio to begin making selections. While many may consider this to be a highlight of the build process, we understand these decisions can be stressful. Our experienced in-house designers are committed to assisting you with each selection while keeping your budget in mind.

  • Our staff will set you up with our client portal software, Buildertrend. Buildertrend allows clients to see build timelines specific to each trade, communicate directly through the mobile app with assigned contractors, and access build updates in real-time.

STEP 4: Construction & Job Site Walkthroughs

  • During the construction process, we offer ample opportunity for job site walkthroughs to ensure timelines and standards are being met.

  • If you are unsure about a previous selection, we offer change orders at this step to ensure needs are met throughout the process.

STEP 5: Closing, Move-In, and Warranty

  • Once building is complete, an expeditor will walk through the home with you to identify any final adjustments to be made prior to move-in. You will receive a detailed selection sheet outlining the companies that performed work on your home and the material selections used.

  • Professional cleaning services are performed to make your home move-in ready.

  • Our in-house realty team is dedicated to making the closing process simple.
